Marketing Manager - Keizer Office
We're seeking a highly organized and detail-oriented Marketing Manager to drive the day-to-day execution of marketing operations across SMI Real Estate & Property Management and our affiliated entities.
OVERVIEW: In this hands-on role, you'll work closely with the Director of Marketing to transform high-level strategies into actionable plans, while leading tactical implementation across multiple channels. You'll manage project timelines, budgets, and deliverables; oversee website updates and maintenance; coordinate advertising schedules (including billboards and media placements); execute comprehensive social media strategies; provide copywriting for all materials; and handle branding projects ranging from signage and promotional swag to professional vehicle wraps.
You'll collaborate directly with our Senior Graphic Designer, Marketing & Social Media Assistant, Web Designer, and creative vendors to ensure unwavering brand consistency, while staying ahead of industry trends to bring fresh, innovative ideas to the table.

Maintenance 1-2 - Mid-Willamette Valley Area
SMI Property Management is committed to building a strong team of dedicated maintenance professionals who provide exceptional service to our properties, for both property owners and tenants alike. We are seeking an eager and enthusiastic person to fill a roving Maintenance 1-2 position for the Mid-Willamette Valley area. On-site, fixed location, apartment community position(s) may be available as well.
OVERVIEW: The Maintenance 1-2 position is responsible for performing interior/exterior/vacant unit prep general maintenance and ensuring overall maintenance of quality and high standards for our residential and commercial properties.
KEY RESPONSIBILITIES:
- Routinely perform a wide variety of building maintenance and mechanical work.
- Diagnose and repair electrical fixtures (light fixtures, outlets, switches, smoke alarms, carbon monoxide detectors, etc.).
- Diagnose and repair minor plumbing and installations (sinks, toilets, garbage disposals, leaky pipes, etc.).
- Perform general drywall repair and painting.
- Repair fences, decks, railings, etc.
- Install vinyl/laminate flooring.
- Repair/replace interior and exterior pre-hung doors/slabs.
- Remove and properly dispose of garbage and debris from property grounds.
- Report any maintenance issues, safety hazards, vandalism, and damage to management.
- Attend safety meetings and comply with workplace and OSHA safety procedures.
- Maintain and ensure a professional appearance and attitude with co-workers, clients, and tenants at all times.
REQUIREMENTS:
- Maintenance experience preferred, some training provided.
- Must have your own tools.
- Must be able to list 50 lbs.
- Must have a valid Driver’s License and be able to operate a company vehicle.
- Must be able to follow directions and learn quickly.
- Must have a positive and helpful attitude with a team mentality, while being able to work independently and efficiently.
- Ability to communicate effectively.
- Ability to follow assigned routes and schedules.
- Reliable, service and detail-oriented, and professional in appearance and conduct.
- Ability to perform both indoor and outdoor work in varying weather conditions.
SCHEDULE, COMPENSATION & BENEFITS:

OVERVIEW: The Maintenance 4/Porter position is responsible for maintaining the cleanliness, appearance, and overall presentation of our residential and commercial properties. This role ensures exterior grounds are clean, safe, and welcoming.
KEY RESPONSIBILITIES:
- Perform trash and recycling collection throughout the property and transport to designated disposal areas.
- Maintain exterior areas, such as sidewalks, breezeways, parking lots, and entryways.
- Remove abandoned property and debris from vacant units and commons areas.
- Report any maintenance issues, safety hazards, vandalism, and damage to management.
- Assist maintenance staff with light duties when needed.
REQUIREMENTS:
- Prior experience in porter and/or property cleaning preferred.
- Ability to work independently and manage time effectively.
- Ability to follow assigned routes and schedules.
- Be able to lift up to 50 lbs and perform physical tasks (walking, bending, carrying).
- Reliable, detail-oriented, and professional in appearance and conduct.
- Ability to communicate effectively.
- Valid Oregon Driver’s License and good driving record.

OVERVIEW: The Landscape and Property Maintenance position is responsible for performing routine landscape maintenance for our residential and commercial properties. This role focuses on keeping properties’ landscaping clean, healthy, and presentable through routine maintenance upkeep.
KEY RESPONSIBILITIES:
- Mowing, edging, and trimming lawns.
- Blowing and removing debris from walkways and driveways.
- Pruning shrubs and small trees.
- Weeding garden beds and hardscape areas.
- Light hauling of green waste/debris.
- Monitoring property conditions and reporting issues to management.
- Maintaining tools and equipment.
REQUIREMENTS:
- Prior landscape and/or groundskeeping experience preferred.
- Ability to work outdoors in varied weather conditions.
- Ability to work independently and manage time effectively.
- Ability to follow assigned routes and schedules.
- Be able to lift 40+ lbs and perform physical tasks.
- Reliable, detail-oriented, and professional in appearance and conduct.

Cleaner - Mid-Willamette Valley Area

We are seeking an enthusiastic, detail-oriented Apartment Cleaner for vacant unit preparation and cleaning throughout the Mid-Willamette Valley.
OVERVIEW: TApartment Cleaners are responsible for ensuring vacant units are thoroughly cleaned to be ready for showings and move-ins.
KEY RESPONSIBILITIES:
- Clean vacant units efficiently and in compliance with SMI’s standards (cleaning supplies are provided).
- Interior/exterior property cleaning as assigned.
- Laundry room cleaning as assigned.
- Report any maintenance issues, safety hazards, vandalism, and/or damage to management.
REQUIREMENTS:
- Experience in cleaning, preferably in vacant unit cleaning.
- Valid Driver’s License and reliable transportation (company vehicle possible).
- Ability to work thoroughly, efficiently, and independently.
- Ability to follow assigned routes and schedules.
- Team player with a positive and flexible attitude.
- Reliable, detail-oriented, and professional in appearance and conduct.
- Ability to lift 20+ lbs, primarily cleaning equipment and supplies.
