Maintenance Technician - Albany Area
Job Description:

Duties:
- Routinely perform a wide variety of building maintenance and mechanical work
- Repair and service electrical fixtures (light fixtures, outlets, smoke alarms, carbon monoxide detectors)
- Inspect, repair and service minor plumbing and installations. (Sinks, toilets, garbage disposals, leaky pipes, etc.)
- Perform general drywall repair and painting
- Repair fences, decks
- Install vinyl/laminate flooring
- Repair/replace interior & exterior pre-hung doors/slabs
- Clean property grounds of trash and debris
- Excellent communication skills with residents and property management
- Maintain a professional and clean appearance and worksite
- Complete all work orders in a timely manner
- Other duties as assigned and which relate to the success of the company and satisfaction of both the residents and clients
Requirements:
- Maintenance experience preferred
- Must have own tools
- Must be able to lift 50 pounds
- Must have a valid driver's license and reliable transportation, company vehicle possible
- Must be able to follow directions and learn quickly
- Must have a positive and helpful attitude with a team mentality, but also able to work well independently
- Must have excellent verbal and written communication skills
- Must pay attention to detail, be service oriented, and have an excellent work ethic

Corporate Level Portfolio Manager - Keizer and Portland Area Openings

Pay:
$75k+ per year, DOE
Duties:
- Perform various inspections of properties. This includes but is not limited to; weekly, annual inspections for common area; exterior capital expenditure recommendations, move out inspections and any other inspections which are required to maintain the asset to its highest level.
- Oversee onsite daily operations to ensure properties are well maintained and operating efficiently.
- Demonstrate ability to assist with collection of all rents in accordance with property budget and Tenant lease.
- Demonstrate a positive, professional and client-oriented attitude about the company with coworkers, tenants, clients and the public whether contact is by mail, telephone or in person.
- Ability to administer leases, understand rent charges, review all tenant billings, analyze lease clauses, enforce tenant compliance and perform landlord obligations. Communicate with accounting department to ensure the accuracy of rent roll and accounts receivable.
- Manage tenant relations and coordinate requests for repairs and maintenance, lease issues and other tenant concerns. Investigate and resolve tenant disputes by finding an amicable solution; follow-up with unsatisfied tenants.
- Direct the day-to-day activities of loss prevention, risk management, property safety/security, maintenance and upkeep, tenant move-outs and other operations.
- Forecast and manage the replacement of major capital expense items including HVAC system, roof systems, parking lot surfaces, etc.
- Engage, contract, supervise and approve invoices for all goods/services required to maintain the properties up to company and owner standards.
Requirements:
- Minimum 5 years of experience in Property Management.
- Understanding of Landlord Tenant Law and Fair Housing.
- Experience with Appfolio and Tenant Tech (preferred).
- Accounting experience.

Apartment Community Manager - Albany
Job description:
SMI Property Management is seeking a seasoned and professional full time Community Manager in Albany. This position is responsible for maintaining th eproperty and making sure it's kept to the high standard which has become associated with SMI Property Management.

Duties:

- Accompany and arrange for City, County or State inspections.
- Issue appropriate 72 hour notices; violation of Rental Agreement notices and termination notices.
- Enter & track work orders through completion.
Requirements:
- Property Management experience.
- Understanding of Landlord Tenant Law and Fair Housing.
- Reliable vehicle for transportation between properties and to main office as needed.
