Marketing Manager - Keizer Office

We're seeking a highly organized and detail-oriented Marketing Manager to drive the day-to-day execution of marketing operations across SMI Real Estate & Property Management and our affiliated entities.

OVERVIEW:  In this hands-on role, you'll work closely with the Director of Marketing to transform high-level strategies into actionable plans, while leading tactical implementation across multiple channels. You'll manage project timelines, budgets, and deliverables; oversee website updates and maintenance; coordinate advertising schedules (including billboards and media placements); execute comprehensive social media strategies; provide copywriting for all materials; and handle branding projects ranging from signage and promotional swag to professional vehicle wraps.

You'll collaborate directly with our Senior Graphic Designer, Marketing & Social Media Assistant, Web Designer, and creative vendors to ensure unwavering brand consistency, while staying ahead of industry trends to bring fresh, innovative ideas to the table.

Apartment Community Manager - Albany Area

SMI Property Management is committed to building a strong team of dedicated professionals who provide exceptional service to both our owners and residents. We are seeking an enthusiastic, detail-oriented Apartment Community Manager to oversee daily operations at multiple properties in the Albany area.

OVERVIEW: The Apartment Community Manager is responsible for ensuring the properties are well-maintained, efficiently operated, and aligned with the high standards associated with SMI Property Management.

KEY RESPONSIBILITIES:

  • Oversee daily on-site operations and ensure the property is maintained to company standards.
  • Manage rent collection and ensure timely, accurate processing.
  • Administer leases, prepare lease renewals/rent increases, review rent charges, analyze lease clauses, enforce tenant compliance, and fulfill landlord obligations.
  • Collaborate with the accounting department to maintain accurate rent rolls and accounts receivable.
  • Provide excellent tenant relations by addressing repair requests, maintenance needs, lease issues, and general concerns.
  • Enter, track, and follow up on work orders through completion in coordination with maintenance staff and vendors.
  • Investigate and resolve tenant disputes while maintaining a professional, solutions-focused approach.
  • Present a positive, professional, and customer-focused demeanor with tenants, team, clients, and the public.
  • Ensure vacant units are “rent ready” and oversee advertising and leasing efforts.
  • Conduct inspections of vacant and occupied units.
  • Perform all responsibilities in alignment with SMI policies, procedures, and client goals.
  • Coordinate and accompany City, County, or State inspections as required.
  • Issue notices for nonpayment, rental agreement violations, and terminations.
  • Enter, track, and follow up on work orders through completion.

REQUIREMENTS:

  • High School Diploma or equivalent (preferred)
  • One or more years of property management experience (preferred)
  • Valid Driver’s License (required)
  • Knowledge of Landlord-Tenant Law and Fair Housing
  • Reliable transportation for travel between properties and to the SMI Keizer office as needed

COMPENSATION & BENEFITS:

Pay: Starting at $28.00 per hour

Maintenance Technician - Albany Area

At SMI Property Management, we’re dedicated to strengthening our talented team to deliver exceptional service to both property owners and tenants. We are seeking motivated, reliable individuals for full-time Maintenance Technician positions in Albany, Oregon.

POSITION: Maintenance Technician

OVERVIEW: The Maintenance Technician is responsible for performing a wide range of maintenance and repair tasks to ensure our properties are safe, clean, and well-maintained. This role requires strong problem-solving skills, attention to detail, and a commitment to quality service.

KEY RESPONSIBILITIES:  

  • Perform a variety of general maintenance and mechanical repairs
  • Diagnose and repair electrical fixtures (light fixtures, outlets, switches, smoke and carbon monoxide detectors)
  • Complete minor plumbing repairs and installations (sinks, toilets, garbage disposals, leaks)
  • Perform drywall repairs, patching, and painting
  • Repair fences and decks; install vinyl and laminate flooring
  • Repair and replace interior and exterior doors (pre-hung doors and slabs)
  • Maintain cleanliness of property grounds, including trash and debris removal
  • Communicate effectively with residents, team members, and management
  • Report any unusual or urgent property issues to the Community Manager, Property Manager, or supervisor
  • Maintain company tools and equipment in good working condition
  • Follow all safety protocols, attend safety meetings, and comply with OSHA standards
  • Operate vehicles safely in accordance with company policies and maintain an acceptable driving record
  • Maintain a professional appearance and attitude at all times
  • Ensure a clean, organized, and safe work environment
  • Perform additional duties as assigned 

REQUIREMENTS: 

  • Previous maintenance experience preferred
  • Must provide own tools
  • Ability to lift up to 50 pounds
  • Valid driver’s license and acceptable driving record (company vehicle provided)

Painter

At SMI Property Management, we’re dedicated to strengthening our talented team to deliver exceptional service to both property owners and tenants. We are seeking an experienced, detail-oriented Painter to join our team!

POSITION: Painter

OVERVIEW: The Painter supports the upkeep and unit turns across our portfolio of residential properties. This role is responsible for delivering high-quality interior painting, drywall repair, and texturing work to ensure our units are move-in ready and maintained to company standards. The ideal candidate takes pride in their craftsmanship, works efficiently, and can manage projects independently while maintaining clear communication with the team.

KEY RESPONSIBILITIES: 

  • Perform interior painting for occupied and vacant units, including walls, ceilings, trim, and doors
  • Complete drywall repairs including patching, sanding, and finishing
  • Match and apply various textures (orange peel, knockdown, etc.)
  • Prepare surfaces for painting including cleaning, scraping, sanding, caulking, and priming
  • Ensure high-quality finishes with attention to detail and consistency across units
  • Work efficiently to meet unit turn timelines and deadlines
  • Maintain clean and organized work areas before, during, and after projects
  • Communicate effectively with property managers, supervisors, and team members
  • Report any additional maintenance concerns observed in units or common areas
  • Follow all safety guidelines and OSHA standards
  • Responsible for the upkeep and care of personal tools and company-provided equipment
  • Maintain a professional appearance and attitude with co-workers and residents at all times
  • Perform other tasks not mentioned above but as mutually agreed with SMI

 REQUIREMENTS:

  • Minimum 2–3 years of professional painting experience (property management or residential preferred)
  • Strong experience with drywall repair and texturing
  • Ability to produce clean, consistent, and high-quality paint finishes
  • Must have own tools and reliable transportation
  • Must be able to lift up to 50 pounds
  • Valid driver’s license with acceptable driving record in the State of Oregon
  • Ability to work independently and as part of a team
  • Strong attention to detail and time management skills
  • Positive attitude and strong work ethic
  • Excellent communication skills

Cleaner - Mid-Willamette Valley Area

SMI Property Management is committed to building a strong team of dedicated professionals who provide exceptional service to both our owners and residents. We are seeking an enthusiastic, detail-oriented Apartment Cleaner for vacant unit preparation and cleaning throughout the Mid-Willamette Valley.

OVERVIEW:  TApartment Cleaners are responsible for ensuring vacant units are thoroughly cleaned to be ready for showings and move-ins.

KEY RESPONSIBILITIES:

  • Clean vacant units efficiently and in compliance with SMI’s standards (cleaning supplies are provided).
  • Interior/exterior property cleaning as assigned.
  • Laundry room cleaning as assigned.
  • Report any maintenance issues, safety hazards, vandalism, and/or damage to management.

REQUIREMENTS:

  • Experience in cleaning, preferably in vacant unit cleaning.
  • Valid Driver’s License and reliable transportation (company vehicle possible).
  • Ability to work thoroughly, efficiently, and independently.
  • Ability to follow assigned routes and schedules.
  • Team player with a positive and flexible attitude.
  • Reliable, detail-oriented, and professional in appearance and conduct.
  • Ability to lift 20+ lbs, primarily cleaning equipment and supplies.
  • Ability to communicate effectively.

SCHEDULE, COMPENSATION & BENEFITS:

Pay: $20.00+ per hour, DOE. Mileage reimbursement if using personal vehicle, company vehicle possible.
