Assistant Portfolio Manager - Keizer

Job Description:

SMI Property Management is committed to growing our experienced staff to provide great care for its owners and its tenants, alike. We are looking for an enthusiastic Assistant Portfolio Manager to join our team at our Keizer office and help us carry out our day-to-day tasks. If you have at least 3 years of property management experience, we encourage you to submit an application and resume.

Job Type: Full-time

Pay: Starting at $25 per hour, DOE

Duties:

  • Oversee the collection of all rents
  • Administer leases, understand rent charges, review all tenant billings, analyze lease clauses, enforce tenant compliance and perform landlord obligations.
  • Communicate with accounting department to ensure the accuracy of rent roll and accounts receivable
  • Manage tenant relations and coordinate requests for repairs and maintenance, lease issues and other tenant concerns. Investigate and resolve tenant disputes by finding an amicable solution; follow-up with unsatisfied tenants
  • Demonstrate a positive, professional and client-oriented attitude about the company with co-workers, tenants, clients and the public
  • Ensure rent ready condition of vacant units
  • Oversee advertising of vacant units
  • Inspect vacant or occupied units
  • Oversee the daily activities and conduct business consistent with SMI policies, procedures and practices and in the best interest of the clients’ goals and objectives for the property
  • Accompany and arrange for City, County or State inspections
  • Issue appropriate non-payment of rent notices; violation of Rental Agreement notices and termination notices
  • Enter & track work orders through completion
  • Other duties as assigned by Portfolio Manager

Requirements:

  • Minimum 3 years Property Management experience in Multi-Family Housing
  • Understanding of Landlord Tenant Law and Fair Housing
  • Intermediate to excellent computer skills, inclucing all MS products
  • Experience with Appfolio and Tenant Tech a plus
  • Superior attention to detail with exceptional organizational and follow through skills

Maintenance Technician I-II - Corvallis

Job Description:

SMI Property Management is a locally owned and operated property management company poised for growth and looking to expand our maintenance department. We have permanent full-time positions available and are seeking motivated individuals to join our team! Job Type: Full-time

Pay: $22+ per hour, DOE

Duties:

  • Routinely perform a wide variety of building maintenance and mechanical work.
  • Diagnose and repair electrical fixtures. (Light fixtures, outlets, switches, smoke alarms, Carbon monoxide detectors)
  • Diagnose and repair minor plumbing and installations. (Sinks, toilets, garbage disposals, leaky pipes)
  • Performs general drywall repair and painting
  • Repair fences, decks Install vinyl / laminate flooring
  • Repair / replace interior & exterior pre-hung doors / slabs
  • Clean property grounds of trash and debris
  • Exhibit excellent communication skills with residents and property management
  • Responsible for reporting unusual or extraordinary circumstances regarding the property to the Community Manager and/or Property Manager, or if they are not able to be reached, to their supervisor(s)
  • Practice safe driving as set forth in the Driver’s Safety Addendum and maintain a safe and acceptable driving record in the State of Oregon
  • Responsible for the upkeep and care of the company and property provided equipment / tools
  • Attend safety meetings and comply with workplace & OSHA safety procedures
  • Practice safe work duties at all times
  • Maintain and ensure a professional appearance and attitude with co-workers and tenants at all times
  • Responsible for maintaining a safe and clean work environment
  • Perform other tasks not mentioned above but as mutually agreed with SMI.

Requirements:

  • Maintenance experience preferred
  • Must have own tools
  • Must be able to lift 50 pounds
  • Must have a valid driver's license company vehicle
  • Must be able to follow directions and learn quickly
  • Must have a positive and helpful attitude with a team mentality, but also able to work well independently
  • Must have excellent verbal and written communication skills
  • Must pay attention to detail, be service oriented, and have an excellent work ethic

Compensation:

Student Housing Apartment Community Manager - Corvallis

We’re looking for a passionate, organized, and experienced Community Manager to lead the daily operations of our student housing property. The ideal candidate will be a strong leader, excellent communicator, and enthusiastic about building a positive resident experience.

Job Type: Full-time

Pay: $28+ per hour, DOE

Duties:

  • Oversee all daily operations of the property, including leasing, resident relations, maintenance coordination, and vendor management
  • Build and maintain strong relationships with residents to foster a sense of community
  • Coordinate and execute resident events, activities, and engagement programs
  • Ensure leasing goals are met and maintain high occupancy levels
  • Manage schedules, rent collections, and property records
  • Enforce community rules and policies fairly and consistently
  • Communicate effectively with students, parents, university partners, and vendors

 Requirements:

  • Minimum 2-5 years student housing experience required
  • Strong leadership, interpersonal, and organizational skills
  • Ability to connect with residents and promote a positive community culture
  • Familiarity with property management software (ie. Yardi, Entrata, AppFolio)
  • Must be available to work some evenings and weekends as needed
